Have you ever purchase or leased a car, taken out insurance, applied for a Credit Card or Department Store charge card? If so, chances are you've had a legal document trust at you and been asked to sign on the dotted line.

Do you have any idea what you are really signing??

In a real estate transaction there are many forms you will encounter. This is your source to learn about the documents you will encounter BEFORE you sign them. It's a great idea to familiarize yourself with these forms so you'll know just what questions to ask, and you won't have to spend time seeking answers to questions you could have had answered before hand.

When an Offer is on the table, there is usually a time constraint involved, and I feel out time if better spend discussing and negotiating the Offer rather than on explaining legal forms that could have been addressed earlier.

Many of these forms are new for 2007. While the content is largely the same as forms used earlier, the layout has changed to be more logical, and the Font size has been increased to make them both easier to read, and make them more legible when copied and/or faxed.

Buyers and Sellers will use the following forms in the purchase and sale of Real Estate:

  • Agreement of Purchase and Sale
  • Confirmation of Cooperation and Representation
  • Waiver/Notice of Fulfillment of Condition
  • Seller Property Information Statement

Click on any of the link above or to the left to view a detailed narrative of each form.

As a Buyer, you will also encounter the Buyer Representation Agreement.

As a Seller, you will also encounter the Listing Authority Agreement.

I have tried to make the explanations as free of legalize as possible, but the can still be dry reading. Grab a cup of coffee or glass of wine and take some time to review these documents. It's time well spent!!
